One idea for a less expensive way to get started in real estate investing is to buy a home in an area that has highly acclaimed schools and live in it. Don’t buy big, don’t buy fancy. Ideally, one story home, min 3 bedrooms (4 is best – who doesn’t need a home office these days?) and around 1800-2200ish sq ft. If the home is outdated or has builder basic finish out that’s just fine. Think long term, as a rental you will be making repairs every time a tenant moves out, do you want to replace cheap carpet or hand scrapped wood floors? Black/White appliances or stainless steel? You get the point. If there are no one story homes available and you have buy a two story, it is a must, in my opinion to have the master bedroom downstairs, not upstairs. The market comps, year after year prove, master downstairs will 9 times out of 10 sell quicker and for more money that master up. Stay tuned… #realestateinvesting #flipping #buyandhold
